Position Overview

We are seeking an experienced Senior Accountant with specific expertise in UAE's real estate development sector. The ideal candidate will have a strong background in managing complex financial operations within property development projects.

Essential Requirements

Proven experience in real estate development accounting in the UAE (mandatory)

Professional accounting qualification (ACCA/CPA/CA or equivalent)

Minimum 5-7 years of accounting experience, with at least 3 years in UAE real estate development

Strong knowledge of UAE VAT and other relevant financial regulations

Proficiency in accounting software and ERP systems

Key Responsibilities

Manage full-cycle accounting operations for real estate development projects

Oversee project-based accounting, including cost allocation and revenue recognition

Handle financial reporting for development projects, including progress billing

Prepare and analyze construction and development cost reports

Manage contractor payments and project-related financial documentation

Ensure compliance with UAE accounting standards and regulations

Coordinate with external auditors and prepare necessary documentation

Monitor and report on project budgets and variances

Manage relationships with banks and financial institutions

Supervise junior accounting staff and review their work

Technical Skills

Expert knowledge of real estate development accounting principles

Strong proficiency in financial modeling and analysis

Advanced Excel and accounting software skills

Understanding of construction and development cost accounting

Knowledge of UAE real estate laws and regulations

Required Competencies

Strong analytical and problem-solving abilities

Excellent attention to detail

Superior organizational and time management skills

Strong communication skills in English

Ability to work under pressure and meet deadlines

Leadership and team management capabilities

Education and Qualifications

Bachelor's degree in Accounting, Finance, or related field

Professional accounting qualification (ACCA/CPA/CA)

Relevant certifications in real estate accounting (preferred)
