This role offers the opportunity to work on exclusive residential properties while developing expertise in luxury finishes and outdoor design.

Cost Management & Estimation

You will prepare accurate BOQs and cost plans for bespoke villa interiors and landscaping packages. Your material take-offs will account for premium finishes, custom joinery, and specialty horticultural elements unique to luxury properties.

Tender & Procurement

The role demands strategic subcontractor negotiations for fit-out and landscaping trades. Your vendor assessments will balance quality craftsmanship with budget requirements for marble work, smart home installations, and irrigation systems.

Variation & Valuation

Monitoring project changes, you’ll meticulously document all design modifications and site instructions. Your valuation reports will protect profit margins while maintaining client relationships during villa customization.

Progress Billing

You’ll certify stage payments by verifying work-in-place against contractual milestones. Your attention to detail will ensure accurate billing for complex fit-out phases and seasonal planting schedules.

Landscaping Expertise

Your cost planning will encompass hardscaping, water features, and mature tree procurement. Understanding soil preparation, irrigation systems, and lighting will be essential for accurate exterior budgeting.

Client Reporting

Preparing clear cost reports and cash flow projections, you’ll keep villa owners informed. Your presentations will translate technical quantities into understandable financial updates.

Candidate Profile

We require:

• 4-5 years UAE villa fit-out/landscaping QS experience
• Degree in Quantity Surveying or Civil Engineering
• Expertise in FF&E and exterior works costing
• Proficiency in CostX or similar software
• Valid UAE driving license
