Position Overview:

A Leading Investment Company in the UAE is seeking a highly experienced Property Manager to oversee the management of both commercial and residential properties in Dubai. The ideal candidate will have a strong background in property management, excellent communication skills, and the ability to manage financial aspects related to property management. This role requires a proactive approach to managing properties, handling tenant relations, and ensuring compliance with UAE property laws.

Key Responsibilities:

Property Management:

Manage Properties: Oversee the management of commercial and residential properties, ensuring their upkeep and operational efficiency.

Expense Management: Handle property expenses, including taxes, mortgages, payroll, insurance premiums, and maintenance costs, ensuring timely payments and financial accuracy.

Financial Reporting: Report on the property’s financial status, including occupancy rates, expiring leases, and other key metrics to property owners.

Tenant Relations: Meet potential tenants, show properties, and assess applications in accordance with UAE laws, ensuring a smooth leasing process.

Property Maintenance and Services:

Property Inspections: Regularly inspect properties and arrange for necessary repairs and new materials, maintaining the properties in excellent condition.

Service Contracts: Arrange and manage contracts for maintenance, trash removal, security, and other ongoing services, resolving any disputes with service providers as necessary.

Complaint Resolution: Investigate and resolve property complaints and rental violations, maintaining a positive tenant experience.

Financial Management:

Financial Reconciliation: Manage and reconcile financial statements, ensuring accuracy and completeness.

Accounts Management: Oversee accounts payable and receivable, and ensure timely submission of tax documents.

Contract Review: Review Tenancy Contracts and Addendums for new and renewal properties, ensuring compliance with legal and company standards.

CRM Management: Ensure tenant and landlord documents are complete and updated in the CRM system.

Additional Responsibilities:

Developer Registrations: Stay well-informed about developer registrations and other relevant regulations.

Company Updates: Attend weekly meetings with the Owners of the Company to provide updates on property management activities.

Additional Duties: Perform any additional responsibilities as requested or assigned by the company leadership.

Requirements:

Educational Qualification:

Master’s or Bachelor’s degree in a relevant field.

Skills and Experience:

Communication Skills: Strong verbal and written communication skills, with the ability to interact effectively with clients from diverse backgrounds.

Property Management Software: Hands-on experience with Property Expert, Bayut, Dubizzle, and knowledge of the Tarakhesi system for creating ad permits.

Team and Independent Work: Ability to work independently as well as part of a team, demonstrating initiative and leadership.

Regulatory Knowledge: In-depth knowledge of real estate and property rules and regulations in the UAE.

Technical Proficiency: Proficient in using Microsoft Office (Word, Excel, etc.), Google Sheets, and Google Drive.

Driving License: Valid UAE driving license is mandatory.

Experience: Minimum of 7 years’ experience in real estate and property management, with a proven track record in managing large property portfolios.

Salary:

Compensation: AED 9,000 to 10,000 per month inclusive of fixed allowances.
